What you receive
With turnkey you agree one total price against a fixed specification, and the contractor carries responsibility for everything. With a bill of quantities you pay per item at its measured quantity, and the final cost only becomes clear as the work ends.
In instalments tied to construction stages: one on signing, then at foundations, frame, blockwork and finishing, with the last on handover.
